I recently had two separate transactions where the buyer and seller had a difference of opinion where it could have cratered each deal. In the first situation, the seller listed a commercial property with Reaves. I brought an offer on the property to the seller. In the offer, the buyer proposed a closing date 120 days after submitting the offer. The buyer needed the time to perform an inspection, a period for due diligence and an analysis of the soil as well as the options needed for a possible rezoning. This all is normal but sometimes difficult to navigate both buyer and seller to closing. I worked with both buyer and seller by gathering information from the third parties involved in the transaction including the soil analysis company, surveying company, architectural company, political representatives on zoning and the water analysis company. With this information, I was able to bridge the gap with the concerned seller and buyer for both to agree to an acceptable time frame in order to execute the contract. Sometimes, these types of deals just need a broker who puts in the extra effort to prevent surprises to both buyers and sellers in order to be the best representative where all parties involved come away with feeling good about a deal.

In scenario two, I was tasked with finding a commercial property for a buyer that was not only within a budget, but also had high street visibility for marketing purposes. I came up with several choices for the buyer, but the listing sales number did not meet the budget. After researching a property that I had originally suggested to the buyer and was rejected immediately, I provided traffic data from the area as well as a photo of what the marketing signage would look like from the road. The buyer reconsidered and became very excited with the prospect of that property since it was also within the budget. We were able to negotiate a very good deal and the marketing signage was a bonus due to the lower price on the property. Free advertising for the buyer!
